Our enclave sits within Kinloch — home to the only Jack Nicklaus Signature golf course in the southern hemisphere, on the northern shore of Lake Taupō.

The Fairways is where we live.

The Fairways is a unique residential community renowned for its open landscapes, architectural quality and peaceful lifestyle.

The Kinloch Golf Resort Owners Association Inc. works to protect the character, environment and long-term value of this exceptional place for current and future owners.

The Association represents the owners of the 54 privately owned properties that make up The Fairways. We are a residential community, not a subdivision for sale — the Association exists to look after the shared interests of the people who own here.

The Fairways is a great place to live even if you don't play golf — and it is pet friendly.

Our work is straightforward: uphold the covenants and design standards that keep the enclave coherent with its setting, maintain the common areas and outlook that make it what it is, and represent owners on matters affecting Kinloch as a whole.

Our Story

A community built around a course, and a landscape.

Kinloch was shaped by the volcanic contours above the lake, and the course was routed to follow them rather than flatten them. The homes of The Fairways were planned in the same spirit — dark timber, stone, native tussock, and long views left open.

Owners came here for that restraint. Keeping it takes agreement, written down and applied consistently, which is what the covenants and guidelines below are for.
